Is Your Commercial Roof Ready For Winter
Fall is here. Halloween is over and Thanksgiving will be here soon… that means that winter is just around the corner. Temperatures are dropping, and the high winds and wet weather will be taxing on your commercial roof. Depending on where your business is located, rain, ice and (dare I say it) SNOW could be falling soon. No matter what roofing system you have in place, it’s best to be proactive before the bad weather hits.
No matter what size your commercial roof is, it has been through a lot. The brutal summer temperatures, sun damage, strong wind storms, hurricanes and even tornados can cause major or minor damage to your roof. Major damage may be easy to recognize but some un-seen minor issues could cause more damage by going unnoticed for a longer period of time. Membrane damage, clogging drains, ponding water and even fallen tree branches could cause leaks over time. Without a thorough inspection, these problems can become serious issues in a relatively short amount of time.
· Are there visible signs of water leaks?
· Do you know how old your roof is?
· When was the last time you had a thorough inspection?
If your roof has been in place for more than 10 years with little maintenance, this is a great time to have a professional walk through and give you a detailed description of what the potential risks are. Your roof will naturally develop issues as it ages. Aging roofs require special attention to help them through the winter – they may not need a complete replacement.
Even with regular temperature swings, both in and out of your building, this can eventually cause roofing structure issues. If you are in an area with freezing temperatures for an extended period of time, ice dams can form at “transition points” between warm and cold roof surfaces. Ponded water is always a bad sign – this can wear harder on your waterproofing membranes. When this ponding water freezes and thaws, this can do even further damage. If not addressed, this can cause serious damage.
Preventative maintenance can help prolong your commercial roof, but make sure you get advice from the roofing professionals at ONIT Roofing & Construction.
